One Southampton Row is a prominent commercial office and retail building in Bloomsbury, London, providing approximately 106,000 sq ft of space across multiple tenant floors.

Knight Controls completed a major upgrade of the building’s Building Automation and Control System, delivering a new Tridium Niagara N4 platform with new JACE controllers, BACnet integration, upgraded graphics and enhanced demand-led control strategies. The existing Trend IQeco fan coil unit controls serving the tenant areas were also retained and integrated into the new system.

As part of the upgrade, individual floors and cores were equipped with enhanced air quality monitoring using InBiot multi-sensors. These monitor key environmental conditions including temperature, humidity, CO₂, VOCs and particulate levels, with the data used to support the building’s demand-led ventilation strategy. This allows the ventilation system to respond more closely to actual conditions across the tenant floors, improving both control and overall building performance.

Knight Controls also deployed an Optergy Energy Management System, bringing landlord and tenant electricity, heat, gas and water metering together onto a single platform. This provides the facilities team with improved visibility of energy use, building performance and operational trends, supporting ongoing monitoring and optimisation.
